What the numbers tell us
Rental property remains an important consideration for Kenyans looking to build long-term assets. However, a property's asking price or advertised rent alone cannot tell an investor whether the investment will be profitable.
Kenya Property Centre's September 2026 market release reported a national median asking rent of KSh 138,300 per month for flats and houses. The corresponding median asking price for sale was KSh 15.8 million.
These figures cover different listing samples and should not be used directly to calculate a representative national rental yield.
Five checks before purchasing a rental property:
1. Confirm local rental demand. Investigate nearby employment centers, schools, transport, amenities, and the number of competing rental units.
2. Estimate achievable rent. Compare similar occupied properties, not just advertised asking rents.
3. Calculate gross rental yield. Divide annual expected rent by the total property purchase price, then multiply by 100.
4. Budget for operating costs. Include repairs, vacancies, management fees, insurance, service charges, and applicable taxes.
5. Verify the property. Review title documentation, planning permissions, building condition, and any restrictions affecting the intended use.
Example: estimating rental yield
Suppose a property costs KSh 10 million and generates KSh 60,000 in monthly rent.
Annual rent would be KSh 720,000, giving an estimated gross rental yield of 7.2% before expenses. The net yield would be lower after vacancies, maintenance, taxes, and other costs.
This is an illustration, not a claim about the average yield in any Kenyan town.
